In West Virginia, real property is classified based on its primary present-day use for assessment and valuation purposes. The state employs a standardized system with seven main property classes: Residential, Apartment, Farm, Commercial, Industrial, Exempt, and Utility. Understanding these classifications is crucial for property owners, as they impact how properties are appraised and taxed.

Definitions

R - Residential

One to four family residential use.

A - Apartment

Multi-family use (Five or more families).

F - Farm

Rural properties, generally defined by a minimum acreage requirement, and usually but not necessarily devoted to agriculture.

C - Commercial

Properties devoted to trade, services, and recreational uses.

I - Industrial

Properties devoted to the manufacturing and/or processing of products.

X - Exempt

Non-taxable properties.

U - Utility

properties devoted to the production of public utility commodities or services under the control of governmental agencies such as a Public Utility Commission.
